The Captains meeting will be held in the Buck's Pizza parking lot  on May 21, 2010 at 7:30 pm. Details are listed below:&lt;br&gt;&lt;strong&gt;&lt;br&gt;&lt;span&gt;Buck's Pizza Offshore Challenge&lt;/span&gt;&lt;/strong&gt;&lt;br&gt;&lt;br&gt;Scoring will  be based on the combined weight of two (2) fish (Dolphin, Wahoo or Tuna)&lt;br&gt;&lt;br&gt;&lt;strong&gt;May,  22, 2010 - Lines in at 7am&lt;br&gt; Scales Open at 4:00pm and  close at 6:00pm&lt;/strong&gt;&lt;br&gt;Awards will be handed out asap after 6:00pm&lt;br&gt;&lt;br&gt;&lt;strong&gt;Captain's  meeting will be on Friday May 21 at 7:30pm, 2010 at the Buck's Pizza  located at 114-A Jungle Road, Edisto Beach, SC. Food and drink will be  available. Shirts will be available as well.       <title>Edisto Beach Real Estate-Obama'a Paying you to Short Sale your Home</title>
      <description>&lt;p&gt;...I was reading a blog from another agent and she was slightly confused or uniformed about short sales.&#160; Help is on the way with the new HAFA program.&#160; The Gov't is encouraging homeowners who do not quailify for refinancing or loan modifications to short sale their home.&#160; As a matter of fact, they will even pay you some moving expense cash and pay the bank servicer to help cover the admistrative cost.&#160; Howver, this must be your primary residence, the mortgage not over $729,750, you must be behind on your payments(can't just dump the house because your house is underwater), and you can't have a sleuth assets that can be used for collateral.&#160;&lt;/p&gt;
&lt;p&gt;&#160;&#160; So if you have a House at the beach it must be your primary resicence and can't have a mortgage over $730,000.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;Here is an excerpt from the National Association of Realtors.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;On November 30, 2009, the Treasury Department released guidelines and  forms for its new Home Affordable Foreclosure Alternatives Program  (HAFA). HAFA is part of the Home Affordable Modification Program (HAMP).  HAFA provides incentives in connection with a short sale or a  deed-in-lieu of foreclosure (DIL) used to avoid foreclosure on a loan  eligible for modification under the HAMP program. Servicers  participating in HAMP are also required to comply with HAFA. A list of  servicers participating in HAMP is available at &lt;a href="http://makinghomeaffordable.gov/"&gt;MakingHomeAffordable.gov&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;HAFA applies to loans not owned or guaranteed by Fannie Mae or  Freddie Mac, which will issue their own versions of HAFA in coming  weeks.&lt;/p&gt;
&lt;p&gt;HAFA is a complex program, with 43 pages of guidelines and forms,  designed to simplify and streamline use of short sales and deeds-in-lieu  of foreclosure. HAFA:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Complements HAMP by providing a viable alternative for borrowers  (the current homeowners) who are HAMP eligible but nevertheless unable  to keep their home.&lt;/li&gt;
&lt;li&gt;Uses borrower financial and hardship information already collected  in connection with consideration of a loan modification.&lt;/li&gt;
&lt;li&gt;Allows borrowers to receive pre-approved short sales terms before  listing the property (including the minimum acceptable net proceeds).&lt;/li&gt;
&lt;li&gt;Prohibits the servicers from requiring a reduction in the real  estate commission agreed upon in the listing agreement (up to 6  percent).&lt;/li&gt;
&lt;li&gt;Requires borrowers to be fully released from future liability for  the first mortgage debt (no cash contribution, promissory note, or  deficiency judgment is allowed).&lt;/li&gt;
&lt;li&gt;Uses standard processes, documents, and timeframes/deadlines.&lt;/li&gt;
&lt;li&gt;Provides financial incentives: $1,500 for borrower relocation  assistance; $1,000 for servicers to cover administrative and processing  costs; and up to $1,000 for investors for allowing a total of up to  $3,000 in short sale proceeds to be distributed to subordinate lien  holders (on a one-for-three matching basis).&lt;/li&gt;
&lt;li&gt;Requires all servicers participating in HAMP to implement HAFA in  accordance with their own written policy, consistent with investor  guidelines. The policy may include factors such as the severity of the  potential loss, local markets, timing of pending foreclosure actions,  and borrower motivation and cooperation.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;The program does not take effect until April 5, 2010, but servicers  may implement it before then if they meet certain requirements. The  program sunsets on December 31, 2012.&lt;/p&gt;

&lt;p&gt;Afterall, this is what happens when someone decides to take the Treasury Department up on their offer to do a short sale vs allowing the home to go into foreclosure.&lt;/p&gt;

&lt;p&gt;In an effort to end the foreclosure crisis, the Obama administration has been trying to keep defaulting owners in their homes. Now it will take a new approach: paying some of them to leave.&lt;/p&gt;
&lt;p&gt;This latest program, which will allow owners to sell for less than they owe and will give them a little cash to speed them on their way, is one of the administration&#8217;s most aggressive attempts to grapple with a problem that has defied solutions.&lt;/p&gt;
&lt;p&gt;More than five million households are behind on their mortgages and risk foreclosure. The government&#8217;s $75 billion mortgage modification plan has helped only a small slice of them. Consumer advocates, economists and even some banking industry representatives say much more needs to be done.&lt;/p&gt;
&lt;/blockquote&gt;

&lt;p&gt;For the administration, there is also the concern that millions of foreclosures could delay or even reverse the economy&#8217;s tentative recovery &#8212; the last thing it wants in an election year.&lt;/p&gt;
&lt;p&gt;Taking effect on April 5, the program could encourage hundreds of thousands of delinquent borrowers who have not been rescued by the loan modification program to shed their houses through a process known as a short sale, in which property is sold for less than the balance of the mortgage. Lenders will be compelled to accept that arrangement, forgiving the difference between the market price of the property and what they are owed.&lt;/p&gt;
&lt;/blockquote&gt;
&lt;p&gt;Re-read that. Part of the new HAFA program is that the lenders CAN&#8217;T Go after deficiency judgments. And&#8230;.they can NO LONGER request that the seller sign a promissory note&#8230;or cash at closing. &lt;p&gt;&#8220;We want to streamline and standardize the short sale process to make it much easier on the borrower and much easier on the lender,&#8221; said Seth Wheeler, a Treasury senior adviser.&lt;/p&gt;

&lt;p&gt;The problem is highlighted by a routine case in Phoenix. Chris Paul, a real estate agent, has a house he is trying to sell on behalf of its owner, who owes $150,000. Mr. Paul has an offer for $48,000, but the bank holding the mortgage says it wants at least $90,000. The frustrated owner is now contemplating foreclosure.&lt;/p&gt;
&lt;p&gt;To bring the various parties to the table &#8212; the homeowner, the lender that services the loan, the investor that owns the loan, the bank that owns the second mortgage on the property &#8212; the government intends to spread its cash around.&lt;/p&gt;
&lt;p&gt;Under the new program, the servicing bank, as with all modifications, will get $1,000. Another $1,000 can go toward a second loan, if there is one. And for the first time the government would give money to the distressed homeowners themselves. They will get $1,500 in &#8220;relocation assistance.&#8221;&lt;/p&gt;
&lt;p&gt;Should the incentives prove successful, the short sales program could have multiple benefits. For the investment pools that own many home loans, there is the prospect of getting more money with a sale than with a foreclosure.&lt;/p&gt;
&lt;p&gt;For the borrowers, there is the likelihood of suffering less damage to credit ratings. And as part of the transaction, they will get the lender&#8217;s assurance that they will not later be sued for an unpaid mortgage balance.&lt;/p&gt;
&lt;/blockquote&gt;

&lt;p&gt;For communities, the plan will mean fewer empty foreclosed houses waiting to be sold by banks. By some estimates, as many as half of all foreclosed properties are ransacked by either the former owners or vandals, which depresses the value of the property further and pulls down the value of neighboring homes.&lt;/p&gt;
&lt;p&gt;Under the new federal program, a lender will use real estate agents to determine the value of a home and thus the minimum to accept. This figure will not be shared with the owner, but if an offer comes in that is equal to or higher than this amount, the lender must take it.&lt;/p&gt;

      <title>Edisto Beach Real Estate-National Market update</title>
      <description>&lt;p&gt;&lt;span&gt;INFO THAT HITS US WHERE WE          LIVE&lt;/span&gt;&#160; New home sales fell 11.2% in January to a record low level.&lt;span&gt; &lt;/span&gt;Existing home sales weren't very pretty either, down 7.2%, though they're UP 11.5% over a year ago. &lt;span&gt;Let's remember that last Fall we all thought the tax credit was going away at the end of November. Many sales got pushed into October and November, causing sales drops the next two months. &lt;/span&gt;But &lt;span&gt;the median new home price is&#160;down just 2.4% year over year and the average price is now UP 3.7%.&lt;/span&gt;&lt;span&gt; For &lt;/span&gt;&lt;span&gt;an existing home, t&lt;/span&gt;&lt;span&gt;he median price is unchanged from a year ago and the average price is UP 2.6%.&lt;/span&gt; More evidence home prices are stabilizing, with some analysts expecting modest gains for the year. Supporting this, &lt;span&gt;the Case-Shiller&#160;home price index was UP 0.3%&#160;in&#160;December, its seventh straight monthly rise.&lt;/span&gt;&lt;span&gt;&#160;&lt;/span&gt; &lt;br&gt; &lt;br&gt; Even more interesting was the news that this has actually been a very good decade for home prices. &lt;span&gt;From January 2000 to December 2009, prices were UP 46%, making residential real estate a clearly profitable investment.&lt;/span&gt; And that's not even factoring in the&#160;mortgage interest and real estate tax deductions homeowners get!&lt;br&gt; &lt;br&gt; &lt;span&gt;Finally, we've reported that the Fed will stop buying mortgage bonds at the end of this month and experts feared rates may edge up. &lt;span&gt;Now analysts say mortgage rates might not move much at all.&lt;/span&gt; This stems from the fairly calm market reaction to last week's hike of the Fed's discount lending rate (which is NOT the key Fed funds rate). &lt;span&gt;Seeing little or no move in today's low mortgage rates is good news for the near term.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <description>&lt;p&gt;Currently, South Carolina is enjoying an unusual level of international exposure, as the feature film &#8220;&lt;strong&gt;Dear John&lt;/strong&gt;&#8221;&#160;has debuted&#160;in first place at Box &lt;img title="dearjohn" class="alignright size-full wp-image-4583" src="http://radiosc-music.s3.amazonaws.com/wp-content/uploads/2010/02/dearjohn.jpg" height="89" alt="dearjohn" width="129"&gt;Office.&#160; Viewers readily recognize beloved locations like &lt;a href="http://theedistobeachcompany.com/" title="Edisto Real Estate"&gt;&lt;strong&gt;Edisto Island&lt;/strong&gt;&lt;/a&gt;, Folly Beach, Sullivan&#8217;s Island and Charleston.&#160;&#160; Not only is the film a beautiful picture postcard of coastal South Carolina &#8211; it also flexes its most important muscle for location filmmaking &#8211; its ability to double for exotic locations ranging from Afghanistan, Eastern Europe, and the Congo.&lt;/p&gt;
&lt;p&gt;It is important to note that &#8220;&lt;a href="http://www.dearjohn-movie.com/" title="Edisto Real Estate"&gt;&lt;strong&gt;Dear John&lt;/strong&gt;&lt;/a&gt;&#8221; is the second movie based on a Nicholas Spark&#8217;s novel to be filmed in South Carolina. Like &#8220;&lt;strong&gt;The Notebook&lt;/strong&gt;&#8221;, &#8220;&lt;strong&gt;Dear John&lt;/strong&gt;&#8221; is set in North Carolina. In both cases the producers and director chose South Carolina over North Carolina.&lt;/p&gt;
&lt;p&gt;The film also highlights some impressive native know-how: 52% of &#8220;&lt;strong&gt;Dear John&#8217;s&lt;/strong&gt;,&#8221; production crew came from South Carolina.&#160; A stellar performance considering that in 2005 the percentage of local hires was typically less than 20%.&#160;&#160;&#160; That&#8217;s a huge boon to the attractiveness of South Carolina as a film destination, as it demonstrates the wealth of resident talent capable of capturing the highly paid jobs the film industry creates.&#160; The supplier side also has generated impressive gains over recent years: &#8220;Dear John&#8221; found 58% of its suppliers, consisting of small in-state businesses, within the State.&lt;/p&gt;
&lt;p&gt;At a time when the state is facing over 12 % unemployment, a $30 million film like &#8220;Dear John&#8221; can immediately bring hundreds of jobs and supplier opportunities to South Carolina communities while boosting the state&#8217;s #1 industry, tourism. As the State of South Carolina wrestles with budgetary&#160;shortfalls,&#160;cutbacks to state agencies&#160;threaten&#160;to profoundly impact the state&#8217;s future economic&#160;health.&#160;&#160; Case in point, the Governor&#8217;s latest budget proposes to cut the &lt;strong&gt;South Carolina Film Commission,&lt;/strong&gt; budget, reducing staff by 75%,&#160;(from 4 people to 1) and abandons its successful incentives programs.&#160;Ironically, this comes as the state was poised to capture a larger share of the film industry. Despite bipartisan and gubernatorial support for the incentives, newly appointed Secretary of Commerce Joe Taylor, reduced the incentive program while neighboring states passed incentive legislation that offered incentives at up to double SC levels.&#160; As a result, SC has not had a major feature film since &#8220;&lt;strong&gt;Dear John&lt;/strong&gt;,&#8221; which completed filming in December 2008.&lt;/p&gt;
